Zaragon, Inc. is a diversified real estate investment company which owns and manages income producing properties throughout the United States. Our geographic emphasis has been in the midwest, southwest and and northeast sections of the country. Properties located in Connecticut, Kentucky, Illinois, Michigan, Ohio, and North Carolina have historically been key areas of interest for Zaragon.
Headquartered in Chicago, Illinois, Zaragon (through its principals and affiliates) owns and/or manages approximately 3,500 apartments, 1,100 manufactured housing units, 1,200,000 square feet of office and industrial space and several thousand acres of vacant land. In addition, Zaragon both develops and purchases student housing properties at major universities throughout the U.S.
Each asset is the primary responsibility of one individual who has the full support and backup of all corporate and on-site personnel. A micro-management style is implemented, meaning that meticulous detail and attention is devoted to every aspect of each asset's operation. Weekly reviews are conducted of each property's performance, the objective being to develop strategies to maximize that asset's net operating income.
Constant monitoring of expense items and income categories serve as the basis for weekly reviews of each asset. Creative approaches to achieve the enhancement of a property's value are generally concentrated in the areas of construction rehabilitation, tenant reallocation and unique marketing techniques. Unlike large national management companies which have layer upon layer of personnel, Zaragon is nimble and lean, able to act and react quickly to implement effective strategies for its assets.
Zaragon specializes in financially challenged assets, receiverships and foreclosures. Turning around difficult, underperforming properties is one of our missions. We will typically purchase an asset which previously suffered from mismanagement, high vacancy and/or physical deterioration. Through Zaragon's intensive management and financial engineering, the result is a property with higher occupancy, increased rents and lower expenses. Achieving dramatically higher net operating income and therefore higher values for each asset in the portfolio is always the goal.
